Two Story Garage Addition

Garage and Apartment Addition

This blended family needed extra living space, but inadequate acreage and setbacks inhibited the expansion. Our homeowners’ family included seven children, several of whom were driving. The solution was to build a three-car garage, attaching it to the home tastefully. These same children needed bedrooms, so the garage addition would include a second-floor apartment with several bedrooms, a bath, a kitchenette, and a living area. Perfect solution to the problem!

Creating A Tasteful Annex

The original home, built in 2004, offered a traditional staircase to the second-floor bedrooms. Also, access to the garage/apartment addition from the existing foyer needed to be created with a tasteful flow from one space to another. The decision was to remodel the staircase in the original foyer, making it grander and adding a doorway to the new addition. A stained wood barn door was installed to add style, separating the two spaces when desired.

Everything starts in the foyer. We needed to tear it all down from top to bottom and install a new grand main stairway, which was wrought with challenging structural issues. The connecting link to the addition was made as an attractive second foyer and a staircase to the apartment above the garage. The new addition’s foyer flooring included brick in a herringbone pattern, with access to the garage and its own staircase to the second-floor apartment. Both were achieved tastefully. Behind the garage space, there was also a workshop for the homeowner.

Curb Appeal

The homeowner was not fond of the existing house’s straight lines and vinyl siding. He wanted the new three-car addition to have curb appeal and some interest in offsetting the main house. To fulfill his wishes, we incorporated dormers, different materials, bracketing, and stained garage doors, adding elegance.

A second-floor apartment includes two bedrooms, a full bath, a kitchenette, and a living area. These rooms offer teenagers a place to hang out and enjoy independent living. All in all, this addition looks fabulous with the main home and tastefully fulfills all the needed space.
