There are many considerations when planning your garage addition.  One major decision is whether it makes sense for you to build a second floor over the garage or a single story structure.  When building a garage addition the foundation is already set for the size of your garage so adding a second story can be cost-effective.  By adding the second story you can create additional living space without increasing the footprint of the garage. Bonus Room

Our homeowners chose to build a new two story garage adjacent to their present home along with additional major remodeling. The room added above the new garage allowed for a bonus room that the children could meet with friends. Complete with a media center and plenty of gathering space the young kids could enjoy as a playroom. As they grow older the bonus room becomes a place for teens and young adults to hang out.

Master Suite

Is your family expanding? Are you in need of additional bedrooms? Why not add a  second floor above your garage? A beautiful master suite was added above this Howard County home’s existing garage. This home doesn’t even look like it was remodeled! You can add a master suite or several bedrooms to your present home just by adding a second floor over your garage. Access is direct from the second floor.

Working from home has become the new way for most companies and employees are becoming creative as to where they can spend their eight hours each workday. This family incorporated a spacious, beautiful home office with a separate entrance over their new three-car garage to operate their own business. The bonus space can also afford the adults a place to go and spend some quiet time away from the hustle and bustle of a growing family. Though the entrance is separate it also is adjacent to the first floor of the home as an entry to the kitchen.

Second Floor Garage Rec Room

This traditional home in Roland Park included a two car garage without a second floor. The homeowners desired a second floor garage addition to include a master suite and family room for their growing family. The addition included a bump-out on the first floor with a new entry from the garage, laundry room, powder room, and new staircase to the added second floor.

The second floor offers the family an expansive family/game room complete with a pool table, game tables, ping pong, media area, and powder room. The expanded second floor continues over the kitchen with a new master bedroom, bathroom, and large walk-in closet. These homeowners were able to continue living in a much sought-after neighborhood by updating their existing home to include the extra space needed for their expanding family.

Hobby Room

What’s your passion? Do you have a hobby that you love but nowhere to enjoy it? This couple chose to add a second floor to their two car garage for a hobby room to enjoy sewing and crafts. Plenty of space and natural light and even a place to sit and have a cup of tea to muse over her design. The second floor also includes a full bathroom so no need for running up and downstairs.
